Before you make any bookings, it’s important to carefully review these Terms and Conditions. These are legally binding, and by using this site or making a booking, you agree to each and every one of these terms and conditions. Please do not use the site or proceed with a booking if you do not agree to each and every one of these terms and conditions.
We also have a Privacy Policy that outlines our commitment to safeguarding the privacy of our guests and to protecting any personal information that you give us.
In these terms & conditions the following words have the following meaning:
By visiting or using our website you agree to comply with the Privacy Policy. If there is any inconsistency between the booking Terms and Conditions and the Privacy Policy displayed on the website, the booking terms and conditions will take precedence.
Prices and availability shown are subject to changes and may be subject to a minimum number of nights stay as well. By completing payment of rental fee(s) or (damage) deposit, these terms and conditions will be considered to be accepted by the (third) parties involved.
We’ve done our best to describe and illustrate the products and services as accurately as possible on the website. Photographs displayed are for illustrative purposes, but details may vary depending on the actual type or category or the product or service chosen. In the event of discrepancy, the description will prevail. Any specific requirements that are not listed or mentioned on the website should be verified with each individual property.
You have two options to make a booking: online or offline. During the booking process, you’ll need to provide the booker’s name, email address, and telephone number, or at least one lead guest’s information. You’ll have the chance to review and fix your booking details before confirming it. To finalise your booking, you must agree to these Terms and Conditions. If you don’t agree, please don’t proceed with your booking.
A booking becomes official only when you’ve made full payment and we’ve sent you a booking confirmation. Sometimes, we may allow partial payments, which will be explained during the booking process, including the payment schedule. Once you’ve completed your booking and received confirmation, you’re entering into a binding contract with us.
As soon as your confirmation is received, please check the details carefully. If anything is not correct, let us know immediately. We regret we can not accept any liability if we are not notified of any inaccuracy in the documentation as soon as possible.if there is an error in the invoice, we reserved the right to correct it as we become aware of it.
Upon check-in, guests may be required to show the credit/debit card used to pay for the booking and a valid photo ID, such as a passport or driving licence, in order to verify your booking.
Check-in times are from 3PM. Check out time is before 10 AM on the day of departure. Guests are required to leave before the check-out time, late check out is available upon request. Guests that don’t leave the apartment at the agreed-upon time, will be charged a full day’s rental fee, which is the same as the rate for that night.
Prices used are in Pounds (£) unless specifically mentioned otherwise. There are two types of rates:
Payments can be completed by bank transfer (at least 14 days prior to arrival) or by using a credit card. Visa, Maestro and American Express (and more) are accepted at Sleepy Joes. In order to be guaranteed a (damage) deposit, credit card details are always required by Sleepy Joes to complete a booking.
Upon arrival at the apartment a security deposit is to be paid where the amount depends on the duration of stay. This security deposit together with the total rental fee must be paid during check-in. The security deposit is as follows:
– Stay of less than 30 nights: £300,– deposit.
– Stay between 30 and 90 nights: £600,- deposit
– Stay of more than 90 nights:£900,– deposit
You are responsible for any costs related to breakages, damages, extra cleaning, late checkout, additional services requested during your stay, or any other charges that may arise from your stay (referred to as “Additional charges”). Before or upon your arrival at the property, you might need to provide a security deposit to cover these potential expenses. If the security deposit is enough to cover these costs or if you haven’t paid a security deposit, you give us permission to charge these expenses to the debit or credit card you provided for the security deposit.
In the event that the payment credit or debit card is declined or no card details are produced, we reserved the right to invoice the booker or the guest directly for these charges. Any balance of the security deposit will be refunded.
Additional charges;
If you need to make changes to your confirmed booking, we’ll do our best to accommodate your request, but it may result in a rate increase depending on the date and duration of your stay. However, please be aware that we can’t guarantee that we’ll be able to make the requested changes. All changes are subject to availability, and Sleepy Joes may charge a £20 administration fee for assisting with alterations to a booking.
If you make modifications less than 14 nights before the start date of your booking, and this leads to vacant periods, there may be costs involved for you. We’ll make efforts to rent out the property during the vacant period. If we succeed in renting it out (partially or fully) during the originally booked period, we’ll refund you for the nights that were re-rented. Please note that we’ll prioritise renting out other vacant properties.
If you want to extend your stay, please give us as much notice as possible. Extensions are subject to availability and may be subject to rate changes at the current rates. We’ll always inform you of any rate changes and seek your approval before finalising the extension. We reserve the right to charge any additional payments and fees to the credit/debit card used for the original booking. Alternatively, we’ll send you an invoice for the extended period, and prompt payment will be required.
Notification of cancellation needs to be presented to Sleepy Joes in writing. When notification of cancellation is received up to 14 days prior to the arrival date of the booking concerned, no costs will be involved.
In the case of cancellation less than 14 days prior to arrival, or in case of a no-show, the full amount of the reservation will be charged.
We do not expect to have to make any changes to your booking, however occasionally bookings have to be changed or cancelled or errors in information have to be corrected and we reserve the right to do so. If this doesn’t happen, we will contact you by phone or email.
We will offer alternative apartments of similar type and standard in a similar location for the same period. If the alternative apartments are advertised at a lower price, you will receive a refund of the price difference. However if it’s higher priced, the new price will be payable. If you do not wish to accept the change or alternative apartment offered, you may be entitled to cancel your booking and receive a refund.
From time to time, we may have restricted the facilities available at our properties due to local regulations, maintenance or other reasons outside our control. We do not guarantee all facilities and cursive will be available during your stay and it may be that we are required to cancel your booking.
Your personal belongings belong to you, and we are not responsible for them while you stay in any apartment, including any theft or damage to your personal items. We strongly recommend that you have appropriate insurance to cover any potential theft or damage during your stay.
Any implied warranties, conditions, or other terms that may be required by law are excluded from any contract with us, to the fullest extent permitted by law, and these conditions will apply instead. However, if you are a consumer, these terms and conditions will not affect your legal rights. These terms and conditions do not limit or exclude our liability for death or personal injury resulting from negligence, or for any damage or liability caused by fraud or fraudulent misrepresentation by us, or any liability that cannot be excluded by law.
To the extent allowed by law, neither we nor any of our officers, directors, employees, representatives, or agents will be liable to you or any guest (whether in contract, tort, or otherwise) for any punitive, special, indirect, or consequential losses or damages. This includes losses such as loss of production, profit, revenue, contract, or damage to goodwill or reputation. Our liability to you will be limited to the total charges you paid for the booking that gave rise to the relevant liability.
All apartments are only to be used as temporary or holiday accommodation for you or for your organisation. They are not for use as the principal or additional home or resilience of guests. No relationship of landlord and tenant is created and no statutory security of tenure exists now or when the period of occupation ends.
No person, other than the guests, has the right to use the apartment.
The maximum guests in an apartment is determined by the number of beds in the apartment. If the number is exceeded, we may refuse access to the accommodation or reserve the right to charge for additional apartments.
All apartments are fully furnished and equipped. This includes a fully equipped kitchen, with cutlery and kitchen utensils present in the apartment.
Working Wi-Fi is complementary. Sleepy Joes however can’t be held responsible for loss and/or disturbance of the internet connection. When the internet connection is lost, Sleepy Joes will guarantee to do everything within its power to fix the connection as soon as possible.
Rental fee also includes gas, heating, electricity, water and television. All appliances in the apartment, e.g. lights, heating etc. are expected to be switched off when not in use. Excessive use of gas, water or electricity could result in extra costs.
Cleaning. We won’t interfere with your space every day; as standard, we will provide a mid stay cleaning if your stay is 7 nights or longer. We provide all our guests with toiletries and welcome teas & coffees in your apartment to get you started.
Routine maintenance is carried out regularly, however, occasionally we may need to access your apartment to carry out essential maintenance. We will endeavour to give you 24 hours notice except in the event of any emergency when we require immediate access.
Fair use: Guests are expected to comply with any regulation for the use of the apartment. These are available on ativan and on our website. If any guests breaches any of these conditions, we reserve the right to request a guest to vacate their apartment immediately without a refund.
The guests of Sleepy Joes will use the apartment in a correct manner. Sleepy Joes will remain the right to end the stay immediately and charge a £200,- damage deposit when nuisance is caused by guests. When the apartments of Sleepy Joes are used for illegal prostitution we will retain the right to end the stay immediately and charge a £20.000,- damage deposit.
Visitors; only the number of persons mentioned and known to Sleepy Joes are seen as guests, because of the fact that they are mentioned in the reservation confirmation and allowed to stay in our apartments The number of people in an apartment must not exceed the sleeping capacity of the apartment. We retain the right to refuse access to the booker if this condition is violated. Guests are responsible for their visitors. Non-guests will not be allowed access to the apartments after 10pm and we operate a strict no party policy.
Damages The guest is expected to take responsibility for the property and its content (e.g. furniture, utensils etc.). This also means the property is left clean and in good condition upon check out. In the case of damage to the apartment or its content due to actions of the guests, their negligence or irresponsible behaviour, damage has to be reported to Sleepy Joes immediately. It is strictly forbidden for guests to carry out repairs on or in the property. In case this happens, the guest will be liable for total repair costs. Sleepy Joes remains the right to charge the full amount of the damage caused. The costs of repair or replacement need to be agreed upon with Sleepy Joes and paid to Sleepy Joes in full. In the case of a normal run out of the apartment and / or its contents, no damage deposit will apply. In case of damages in the property, the guest is required to inform us immediately in writing or by telephone. We will always seek to solve the damages as quickly as possible.
Lost property: All your possessions should be removed from the apartment on the date of departure. If you believe you have left any item at a Sleepy Joes, you should contact the Sleepy Joes directly who will advise if they have found your lost property. Any property left by you shall be at your sole risk.
Cleanliness: We expect the apartments to be left in a reasonable state of cleanliness, repair and order on departure. An additional charge will be made for extra cleaning or specialist cleaning to return the apartment to a fit state for occupation. Additional charges may include compensation for loss of revenue in addition to cleaning and repairs if the apartment is required to be placed out of service due to an apartment being left in a poor state of cleanliness and order.
Smoking: is strictly forbidden in all apartments that are rented out by Sleepy Joes. When the guests are smoking in the apartments, Sleepy Joes will retain the right to end the stay immediately and charge a £500,- damage deposit.
Pets: are allowed in the apartments. There will be no charge for your dog to stay in the apartment. If the apartment is damaged or super messy, there will be a fee for cleaning or repair costs at check out. Pet details must be provided before booking the apartment, with alternate contact in case of emergency. Dogs cannot be left unattended in the room and they need to be kept on a leash or in the carrier when outside of the apartment or public areas of the hotel. In the event of an emergency, if uncontactable you must agree for the hotel to call a vet and release all responsibility should anything adverse happen.
Insurance: Renting an apartment with us does not include any kind of insurance. Sleepy Joes therefore recommends its guests to provide themselves with travel – and health insurances.
Health and safety of all guests is very important to us and we take this very seriously. On arrival we strongly suggest familiarising yourself with the layout of the apartment and the health and safety procedures and details inside your apartment.
Dissatisfied with any aspect of your accommodation? We are sorry to hear. In this unlikely event, please notify the general manager as soon as possible in the first instance. If you do not give us the opportunity to resolve a problem during your stay, it’s impossible to help rectify anything. We aim to deliver the best possible customer service. We may collect personal information at various stages of your website and booking journey. All information collected will be processed in accordance with our Privacy Policy.
We reserve the right from time to time to update these terms. It is your responsibility each time you make a booking to check the Terms and Conditions that are applicable as at the point of making the booking. If guests are in breach of the Terms, we reserve the right to request that Guests vacate their apartment and Property immediately.
These Terms and any booking form agreed constitutes the entire agreement between the parties. Each party acknowledges that in entering into this agreement it does not rely on any statement, representation, assurance or warranty (whether made innocently or negligently) that is not set out in this agreement
No variations of these Terms shall be effective unless it is in writing and signed by us.
The provision of short-let property rentals is regulated in London, but there still might be some risk that the authorities may close, or otherwise prevent access to properties that are listed on this site. All property rentals on this site are subject to local laws and legal conventions of London and/or the United Kingdom. Such laws may change without notice. In the event that new or existing laws, governing the short-term rental of properties come into effect, this may have an adverse effect on such rentals (including, but not limited to, prohibition of such rentals). In this case we will endeavour to relocate any pending arriving parties at alternative accommodations (of a similar standard). In the event that relocation is not possible, or undesired, Sleepy Joes will refund any money paid for affected accommodation booked through us.
Responsibility for the enforcement, amendment, or introduction of such laws, is not accepted by us, and no compensation (beyond refunding of deposits) will be entertained. We are furthermore not liable for nuisance caused by construction or conversions by third parties or work on public roads.
